智通财经APP获悉，香港财政司司长陈茂波公布新一份《财政预算案》，即日起(26日)放宽楼价400万港元以下物业印花税减至100港元，对此，中原按揭王美凤认为，此举可吸引初置业人士上车，同时亦将进一步推动香港买楼收租需求。
王美凤表示，现时租金回报平均已升至约3.5%，供平过租个案已逐步增多，令细价楼供平过租情况更为普遍，现时加上物业买卖印花税减至100港元，置业成本减少，料可推动更多初上车人士选择转租为买，以及吸引买楼收租人士基于细价楼置业成本低及租金回报高的诱因入市细价楼收租。
同时，中原按揭指，此次新财案细价物业置业印花税大减为市场进一步带来好消息，加上进一步优化投资移民政策，相信有利支持香港楼市稳步向好发展。
