智通财经APP获悉，中原研究部数据显示，今年1月香港银行转按登记共录540宗，环比升19.2%，数字连升两个月，创6个月新高。中原按揭董事总经理王美凤指出，根据中原按揭客户转介个案，去年第4季转按申请按季增加51%。原因是去年10月中楼按全放宽，加上季内不少物业估值有所回升，以及银行相继增加转按优惠，推动最近接连两个月转按登记量上升。
同时她表示，现时转按登记量对比过往环比一般逾千宗仍属低水平，但今年楼价连带估值有望逐步回稳向升，以及银行整体上楼按取态正面积极，预期今年转按登记量对比去年低位复现增长升幅。
市占率方面，2025年1月份四大银行转按巿占率达63.9%，较2024年12月减少0.8个百分点。其中，首四位转按市占率排名维持不变。
中银香港(02388)巿占率维持环比不变录25.4%(137宗)，蝉联第1位。汇丰银行巿占率环比减1.2个百分点至15.4%(83宗)，排名第2。渣打银行市占环比增1.8个百分点至13.5%(73宗)排名维持第3。恒生银行(00011)市占环比减1.4百分点至9.6%(52宗)，排名维持第4。
