新地(00016.HK) 天水围全新住宅项目“YOHO WEST PARKSIDE”今日(25日)公布首张价单,涉及105伙,入场费折实约302.46万元,折实平均呎价约10,868元。
美联物业住宅部首席执行官布少明表示,YOHO WEST PARKSIDE位于港铁天荣站轻铁上盖,交通便利,故料销情理想,首批单位有机会即日沽清,并有加价加推空间,而单位租金回报约5厘。
布少明表示,YOHO WEST系列发展至今,在区内发展成熟,加上天水围近年发展迅速,尽享北部都会区的优势,WEST PARKSIDE位于轻铁站上盖,核心交通总汇,升值潜力将睇高一线。由于是次价钱极具吸引力,估计有约八成属新界区客人,而且入场费吸引,亦将受到年青上车客欢迎,料年轻买家占约八成。另外,由于项目地理位置优越,坐拥发展及交通配套等优势,相信客源约三成为长线投资,预期项目落成后呎租约45元,租金回报约5厘水平。
布少明称,近期市场聚焦于明日(26日)公布的《财政预算案》,并憧憬有提振楼市的措施推出,不少买家已提早入市布局,估计本月一手成交量可录得1,300宗水平,较上月约750宗上升约七成。若财案有利好消息,3月份一手成交可望挑战2,000宗,同时带动二手交投量上升。(ca/da)(港股报价延迟最少十五分钟。沽空资料截至 2025-02-25 16:25。)
