热销新盘部署新一轮销售。嘉里建设(00683)发展的元朗朗天峰，周一(24日)加推价单4号，提供121伙，折实平均呎价约12,927元，较上一张价单高约11%。项目同步上载销售安排，落实本周六(1日)发售该批单位。

 

嘉里发展董事及香港区总经理汤耀宗表示，项目早前首轮销售，全数250伙沽清，市场反应热烈。价单4号涵盖32伙一房，71伙两房单位及18个平台特色户，实用面积由245至446方呎。嘉里物业代理销售及市场策划高级总监卢永俊称，扣除18%折扣及回赠后，折实价介乎347.2万至625.73万元，折实呎价约11,210至15,301元。

 

嘉里物业代理销售及市场策划总监王维荣指，最新首次推出平台特色户及两房连梗厨单位，同时推出景观更佳以及更高楼层之单位，故此价钱不能直接比较。新一批入场单位为2座2楼J室，实用面积248方呎一房，外连67方呎平台，折实呎价约14,000元。

 

事实上，个别单位已经提价，层与层之间的差幅由早前约1%，递增至约7%。以价单3号的1B座12楼F室为例，实用面积365方呎两房，折实售价414.58万元，折实呎价约11,358元。由于不设13楼及14楼，对上一层为1B座15楼F室，面积及开则相约，价单4号所列的折实售价444.84万元，折实呎价约12,187元。
