消息面上，2月23日，广东省率先发行专项债券资金用于收购存量土地，成为全国首例。本次发行债券将用于回收19个地级市上报的86个土地储备、回收闲置存量土地项目。中指研究院政策研究总监陈文静认为，本次广东省率先发行用于收回收购存量闲置土地的专项债，为市场释放更加积极的信号。
湘财证券此前指出，稳定量价是当前楼市政策的核心目标，在放松限购、限贷等政策效用逐渐减弱的背景下，土地收储有利于缓解地方政府和房企的流动性和债务压力，调节市场供需关系。全国已有多地发布了土地收储项目征集公告，广东收储项目落地也将为其他城市提供参考，预计土地收储进度将提速。建议关注融资能力强、拿地能力强、土储布局合理的头部优质开发商以及受益于存量房交易持续活跃的头部二手房中介，维持行业“买入”评级。
