智通财经APP获悉,香港最新1月份私人住宅售价指数环比下降0.4%,同比下降6.4%,所有类型住宅收报287.6点,租金指数则环比上升0.4%,收报192.9点。高力估价及咨询服务高级董事及融资评估主管侯志港表示,美联储的息口预期逐渐被市场所消化,同时港府的专才输入及全面撤辣的政策成效,逐见深入并释放稳定的自住及投资需求量,可预视楼价走势将向平稳发展,并以一手物业主导。
高力指出,今年一月份适逢农历新年,一般是楼市的交投及租务淡季,今年发展商以清减库存为首要任务,新年过后,各区的一手销售积极,开价亦较为克制,当中新世界(00017)北角皇都住宅项目及嘉里建设(00683)元朗的朗天峰均在首轮宣布全数沽清,录得不俗的销情。
侯志港补充指,港府于2月尾公布最新财政预算案,虽未有明显利好的楼市措施,仅将100港元印花税范围扩至港元400万或以下的住宅及非住宅物业,政策有助于减低买家在高息口环境的置业成本,相信有利于提振中小型单位的交投动力。
