香港置业研究部董事王品弟表示,差估署私人住宅售价指数1月报287.6点,按月跌约0.45%,连跌两个月。同时,1月份二手交投减少,其中原因是市场观望美国新总统上任后推行新政,以及1月正值新春长假的传统楼市淡季。
王品弟称,主要反映1月市况的2月二手住宅注册量放缓。据土地注册处资料,2月至今(截至27日)二手住宅录2,405宗注册,较1月同期的2,943宗减少约18.3%;若以目前注册进度推算,料2月全月录约2,500多宗注册,届时将创一年新低。鉴于签署买卖合约至递交到土地注册处注册登记需时,2月注册个案一般主要反映1月市况。
不过,新一份《财政预算案》宣布调低从价印花税的税阶,将征收100元印花税的物业价值上限,由300万元提高至400万元,超乎市场预期。调低中低价物业从价印花税,有助减轻上车客或投资客的置业成本,势刺激相关物业交投;措施亦有助推动换楼链,带动整体物业流转,二手交投料将增加,料对楼价亦会带来正面支持。(ca/j)
