金吾财讯 | 香港地产股全线走低，新鸿基地产(00016)跌3.4%，恒隆集团(00010)跌3.05%，恒隆地产(00101)跌2.51%，九龙仓置业(01997)跌1.93%，新世界发展(00017)跌1.67%。香港差估署今日公布的最新数据显示，2025年1月份私人住宅售价指数报287.6点，较去年12月的288.9点再跌0.45%，连跌两个月，累跌1.3%，并创自2016年9月以来的101个月(即近8年半)新低。若与2021年9月的历史高位398.1点比较，楼价至今累跌达27.76%。利嘉阁地产研究部主管陈海潮表示，展望2月份情况料与1月份相若，期间市场好坏消息参半，而新盘低开策略不变，故对二手楼价的压力难除，料按月再跌约0.5%。至于《财政预算案》的宽减细价楼印花税措施料在3月份才初步反映，冀届时楼价得以喘稳，出现持平横行状态，而最终首季楼价料跌约0.95%。
