智通财经APP获悉,香港差饷物业估价署数据显示,今年1月全港私人住宅楼价指数报287.6,环比跌0.45%,连跌两个月及跌至2016年8月以来新低;同比则跌6.4%。世邦魏理仕指出,如果恒指能够维持现水平或持续上升,预期未来香港楼价将会平稳发展,甚至回升。
世邦魏理仕香港估值及咨询服务部执行董事郭伟恩表示,由于1月仍处于农历新年淡季,楼价没有太多波动。1月私人住宅楼价指数环比轻微向下0.4%,随着发展商重推新楼项目及积极推售现有货尾单位,这将对楼价带来一定压力。
不过,郭伟恩亦指出,中国政府提振经济措施带动股市,恒指2月急升带动楼市气氛趋向乐观。通常恒生指数与楼价关连性高,而楼价往往滞后恒生指数约2-3个月。如果恒指能够维持现水平或持续上升,预期未来楼价将会平稳发展,甚至回升。
