《港楼》中原:政府从供需双轨稳楼市 料400万以下成交按月增逾2倍

中原地产亚太区副主席兼住宅部总裁陈永杰表示,新财政预算案从供需双轨稳楼市,减供应及减印花税以刺激楼市成交,属救市的第一步,料有效激活物业交投。
本年度财案于物业市场最瞩目的可算是将100元从价印花税由物业价值300万扩展至400万。陈永杰指,以购入400万物业为例,买家原需缴付6万元厘印费,新财案下只需付100元厘印费,的确为买家于置业初步减少成本99%,相信此措施将刺激400万以下的上车盘成交,甚至居屋二手市场亦将受惠。料3月份400万以下成交可按月增加逾2倍。
陈永杰指,2023年将300万以下印花税减至100元,成功激活此类刚需盘成交,随着楼价下调,跌入400万以下的放盘增多,料今次减印花税,可取得相同成效,400万以下细价楼成交量将以倍数上升。(ha/a)
