据土地注册处资料显示，2月整体物业注册量合共录4,307宗，较1月4,938宗按月下跌约12.8%，连跌3个月，并创5个月新低。因注册登记属滞后数据，因此上述2月注册个案一般主要反映1月的市况，而1月受农历新年传统楼市淡季影响，导致整体物业注册量下挫。
美联物业首席分析师刘嘉辉指，随着2月楼市回暖，多个新盘推售下带动一手交投显著上升。综合《一手住宅物业销售资讯网》资料及市场消息，2月份一手成交量录约1,230宗，按年急升逾六成，创4个月新高。预期当中不少个案陆续于本月注册登记。
至于二手方面，2月份二手交投亦见好转，参考35屋苑过去4周成交量按月显著上升；再加上上周公布的财案推出利好楼市措施，估计有关效应最快亦于3月下旬注册量逐步反映出来。综合上述推算，估计3月份整体物业注册量有望挑战5,500宗水平，连跌3个月后料回升。
刘嘉辉指，2月底公布的财案推出利好楼市措施，惟因注册个案属滞后数据，因此预期4月注册量才会全面反映财案效应对楼市的影响，料届时整体物业注册量有望进一步攀升。(ca/da)
