《港楼》美联料3月整体物业注册量有望挑战5,500宗水平 连跌三个月后回升

据土地注册处资料显示,2月整体物业注册量合共录4,307宗,较1月4,938宗按月下跌约12.8%,连跌3个月,并创5个月新低。因注册登记属滞后数据,因此上述2月注册个案一般主要反映1月的市况,而1月受农历新年传统楼市淡季影响,导致整体物业注册量下挫。
美联物业首席分析师刘嘉辉指,随着2月楼市回暖,多个新盘推售下带动一手交投显著上升。综合《一手住宅物业销售资讯网》资料及市场消息,2月份一手成交量录约1,230宗,按年急升逾六成,创4个月新高。预期当中不少个案陆续于本月注册登记。
至于二手方面,2月份二手交投亦见好转,参考35屋苑过去4周成交量按月显著上升;再加上上周公布的财案推出利好楼市措施,估计有关效应最快亦于3月下旬注册量逐步反映出来。综合上述推算,估计3月份整体物业注册量有望挑战5,500宗水平,连跌3个月后料回升。
刘嘉辉指,2月底公布的财案推出利好楼市措施,惟因注册个案属滞后数据,因此预期4月注册量才会全面反映财案效应对楼市的影响,料届时整体物业注册量有望进一步攀升。(ca/da)
