智通财经APP获悉,3月4日,香港土地注册处发表2月份统计数字。世邦魏理仕香港估值及咨询服务部执行董事郭伟恩表示,虽然2月成交量下跌,但是未来几个月成交量很大机会止跌回升,尤其是低于400万港元的单位。港府将400万港元以下的住宅单位印花税由原本1.5%税率减至只需支付100港元印花税。这项措施将刺激楼价低于400万港元的置业需求。
郭伟恩表示,置业需求主要来自先前采取观望态度的用家,尤其是新婚夫妇。由于楼价已经从高峰下跌27.8%,目前楼价相对更便宜。
另外,郭伟恩表示,考虑到租金回报持续上升,政策或吸引投资者入市。目前A类别(少于40平方米)物业的租金收益已超过实际按揭利率。他预计发展商将推出更多低于400万港元的单位,以满足日益增长的需求,从而减轻货尾单位压力。
郭伟恩表示,2024年价值低于400万港元的单位占私人住宅物业交易总额的25%,预计2025年售价低于400万港元的单位将占市场成交的约30%。
