美联物业:2月香港一手住宅成交录约1230宗 同比急升逾六成 创4个月新高

智通财经APP获悉,美联物业首席分析师刘嘉辉表示,随着2月楼市回暖,香港多个新盘推售下带动一手交投显著上升。综合《一手住宅物业销售资讯网》资料及市场消息,2月份一手成交量录约1230宗,同比急升逾六成,创4个月新高。预期当中不少个案陆续于本月注册登记。

据香港土地注册处资料显示,2月香港整体物业注册量合共录4307宗,较1月4938宗环比下跌约12.8%,连跌3个月,并创5个月新低。因注册登记属滞后数据,因此上述2月注册个案一般主要反映1月的市况,而1月受农历新年传统楼市淡季影响,导致整体物业注册量下挫。

二手住宅方面,2月份二手交投亦见好转,参考35屋苑过去4周成交量环比显著上升;再加上上周公布的财案推出利好楼市措施,估计有关效应最快亦于3月下旬注册量逐步反映出来。综合上述推算,估计3月份整体物业注册量有望挑战5500宗水平,连跌3个月后预计将回升。

刘嘉辉提到,2月底公布的财案推出利好香港楼市措施,不过因注册个案属滞后数据,因此预期4月注册量才会全面反映财案效应对楼市的影响,预计届时整体物业注册量有望进一步攀升。
