由万科控股(香港)发展的大埔马窝路19号项目“Le Mont 上然”公布首张价单,涉及81伙,涵盖开放式至四房间隔,包括8伙开放式、30伙一房、35伙两房、6伙三房及2伙四房户,实用面积介乎239至873平方呎,将于今日(6日)稍后开放示范单位予公众参观,明日(7日)起收票,视乎收票情况再公布销售安排及考虑加推,目标在3月进行首轮销售。
首批单位价单售价介乎283.3万至1,207.3万元,实用呎价约10,943至14,960元,平均呎价约13,137元。扣除最高16%折扣优惠后,折实售价238万至1,014.2万元,呎价介乎9,193至12,568元,平均呎价11,036元。
万科香港董事总经理周铭禧表示,项目上载楼书后接获众多意向客户的查询,当中不少是区内分支家庭,为此首张价单将推出一“家”一付款计划,买家若购入三房或四房单位并选用该付款计划,加购开放式单位时将可享有140万元或150万元的折扣,换言之以88万元或98万元即加购一个开放户。折除所有折扣优惠及一“家”一付款计划所提供的额外折扣后,该批单位均呎10,688元。
他又指,有41伙折实售价低于400万元,包括3个两房、所有开放式及一房,可受惠最新100元印花税措施,透露首张价单定价参考了东铁沿线大型新盘及市况,提供了一定折让,形容是项目的“起动价”,相信定价水平极具吸引力,未来加推或有提价空间。(gc/da)
