由新地(00016.HK) 与港铁(00066.HK) 合作发展，位于天水围天荣站YOHO WEST PARKSIDE今日 (5日)首轮开卖，项目超额认购约56倍。
美联物业住宅部首席执行官布少明表示，“YOHO WEST PARKSIDE”位于港铁天荣站轻铁上盖，交通便利，加上部分单位售价于400万元，受惠《财案》400万元或以下物业印花税降至100元新措施，料项目首批单位有望即日沽清，或售出绝大部分单位，而该行更录得多组大手客，其中大手客买家拟斥资约1,400万元购入2间三房户。
布少明指出，项目订价吸引，项目地理位置优越，坐拥发展及交通配套等优势，加上首批单位订价较同区新盘的近期售价低逾10%，故抢占市场焦点及冻结大批购买力。而该行客户中，新界区客人占约7成，九龙及港岛区客人则占约3成。预计项目吸引约6成用家入市，由于项目订价吸引，亦受到年青买家欢迎，料8成为年青首置客。另外，天水围发展迅速，尽享北部都会区优势，故吸引约4成投资客有意选购单位，料租金回报近5厘。而项目则以三房单位较受市场欢迎。
布少明称，《财政预算案》中宣布进一步修订从价印花税税率，将400万或以下从价印花税划一为100元，料有助吸引置业人士上车，利好住宅交投。现时多个新盘推售，料利好因素将引发新一轮的购买力，料3月份一手成交可望挑战2,500宗，同时带动二手交投量上升。(sl/a)(港股报价延迟最少十五分钟。沽空资料截至 2025-03-05 12:25。)
