智通财经APP获悉，香港零售销售连跌11个月，市场行情持续疲弱。九龙仓置业(01997)主席兼常务董事吴天海表示，今年已过了2个多月，市况与去年分别不大，整体呈下降趋势，故对香港商场、写字楼及酒店的前景持审慎态度，目前未有足够信心在上半年看到行情有所改善，也看不到反弹迹象。
被问及何时才对零售及写字楼恢复信心，吴天海指，若楼市转好，好多人都会重返市场，现时最基本是取决于租客反应，如果写字楼租客开始扩充规模，或有海外新租客来香港发展业务，零售销售总额止跌回升，预计会有更多信心，但大家预期的反弹还未发生。
吴天海预期，今年商用物业的续租租金仍然向下，即使实体市场有好消息，仍非立竿见影，故第二季只能持平，希望市场有更好反应，下半年会有改善。
酒店方面，吴天海指，酒店人手仍然紧张，出租率大致持平，但房价一直向下，未见到有改善。
