金吾财讯 | 九龙仓置业(01997)公布2024年全年业绩。公司股东应占盈利8.91亿元(港元,下同),同比跌81.31%。每股基本盈利0.29元,去年同期为1.57元。派第二次中期息每股0.6元,2024年度每股合共派息1.24元。期内,收入129.12亿元,同比跌2.96%。营业盈利减少3%至96.91亿元。期内,投资物业收入减少1%至108.01亿元,营业盈利减少2%至91.02亿元;酒店收入减少1%至15.41亿元,营业盈利减少53%至9900万。在投资物业及酒店分部内,海港城(包括酒店)的总收入增加2%至90.96亿元,营业盈利增加0.4%至72.04亿元,分别占集团收入70%及集团营业盈利74%。公告指,海港城凭藉其地理位置及独特优势,促进金融及保险业界租赁其写字楼物业的兴趣。纵使市况疲弱且新供应涌现,出租率仍得以上升至90%。尽管市况不利,时代广场仍获现有租户扩大租赁规模,以及来自科技、媒体和金融公司的新租约。年杪的出租率升至90%。然而,新供应即将投入市场,加上有更多带装修的写字楼物业可供选择,令竞争加剧,给租金带来压力。写字楼租户面对不明朗的经营环境,继续以节流为主。集团提供灵活的租赁条款并加快改善物业以维持竞争力,成功提升出租率,于年杪时达90%水平。期内,发展物业收入下跌36%至1.52亿元。营业盈利录得1.66亿,主要因为调整过往年度成本。在息口前景不明朗的情况下,集团积极采取措施管理债务,负债净额进一步下降至342亿元,是自上市以来的最低水平,并减轻了借贷成本对集团盈利的影响。
