集团财务业绩转变的主要原因为截至2024年年度的投资物业公允价值亏损，相比截至2023年年度的投资物业公允价值收益;及融资成本增加，其主要由于2023年下半年所借的其他借款相关的融资成本在截至2024年年度高于截至2023年年度。
