智通财经APP获悉,瑞银发布研报称,将越秀地产(00123)评级由“中性”上调至“买入”,目标价由5港元调升至6.5港元。该行称,越秀地产的土地储备较优质(较新),积极购地,且活跃于核心城市,将集团今明两年的毛利率预测增加各0.3个百分点,并上调期内盈测介乎5%至20%。
瑞银指出,内房行业经过四年的低迷时期,一线及核心二线城市的市场渐见稳定迹象。去年年中中国放宽价格上限措施后,发展商更有动力提升楼盘品质,增加与邻近二手房的差异化。该行上调内地今明两年的新屋销售量预测7%至16%,上调现存房屋销售预测7%至10%,预期全国楼价将提早于2026年初稳定下来,原先料2026年中。
