3月13日,九龙仓集团(00004)发布2024年全年业绩公告。业绩显示,基于内地发展物业的收入下跌,整体收入减少36%至121.15亿港元,营业盈利下降18%至56.44亿港元。基础净盈利减少22%至27.98亿港元,主要是由于内地物业确认入账销售额减少及应占减值拨备增加至20.18亿港元。此外,投资物业重估减值净额达59.9亿港元,导致集团录得股东应占亏损32.24亿港元,每股基本亏损为1.05港元。
管理层讨论与分析中提到,尽管香港房地产市场有所回暖,但内地市场仍然疲软,销售额下降显著。特别是内地发展物业的应占已签约销售额下降44%至14.39亿元,未确认入账销售额也下降73%至6.16亿元。酒店业务虽然收入微升1%,但营业盈利却大幅减少90%,主要由于市场疲软导致房价和入住率下降。
在财务报表附注中,值得注意的是,集团的其它支出净额达到22.71亿港元,主要包括内地物业的减值拨备及净汇兑亏损。此外,负债净额为71亿港元,负债比率维持在5%。整体来看,公司的各业务分部均出现不同程度的变动,尤其是内地发展物业和酒店业务的业绩下滑较为明显。
