【瑞银：中国房地产拐点信号显现】金十数据3月19日讯，瑞银投资银行亚太及大中华区房地产研究主管林镇鸿表示，在房地产下行四年后，一线和核心二线城市的企稳迹象日益增多，包括在政策未放松的情况下，今年2月二手房交易复苏，一线城市的库存周转月份降至平均水平以下，土拍溢价上升以及二手房挂牌量趋于稳定。这与2014-2015年周期拐点的迹象相似。在2024年年中放松限价措施后，开发商更有动力提高产品质量，增加与周边二手房的差异度。瑞银将 2025-2026年新房销售预测上调7%-16%，二手房销售预测上调7%-10%，目前预计全国房价将于2026年初（原为2026年年中）企稳。
