智通财经APP获悉 ,近日,仲量联行发表《香港地产市场观察》报告指出,2月整体租赁市场录得 7200 平方英尺净吸纳量。仲量联行香港董事总经理鲍雅历(Alex Barnes)表示,年初起整体租赁市场持续活跃,主要原因是保险、私人财富管理及教育机构等行业的扩张需求增加。另一因素是优质写字楼的租金已跌至具吸引力的水平,使租户更容易把握机会提升其办公室的素质。
仲量联行研究部资深董事钟楚如表示,2 月份整体租金继续下跌,环比轻微下降 0.5%。中环和湾仔 / 铜锣湾的租金分别下降 0.4% 和 0.2%。同时,港岛东录得所有分区市场中最大的租金跌幅,下降 1.3%,九龙东的租金亦下跌 0.5%。截至 2 月底,整体空置率保持在 13.3%。在各分区市场中,中环的空置率从 11.3% 升至 11.5%,而湾仔 / 铜锣湾的空置率继续改善,进一步下降 0.2 个百分点。反之,港岛东的空置率上升至 13.2%。
