金吾财讯 | 华泰证券表示，3月17日，统计局发布2025年1-2月全国房地产市场基本情况。1-2月数据显示房地产市场仍在筑底企稳过程中，在11月、12月市场回温之后，1-2月销售同比小幅下降，但热度仍维持在高位，新房销售面积/金额同比-5%/-3%，降幅较24年全年收窄8/15pct，环比12月-5%/12%，重点城市表现更优，实现同比回正。投资端土地市场有所回暖，竣工同比降幅有所收窄，而新开工承压反映目前房企仍以去库存为主，新开工意愿不强，后续或对新房销售规模形成一定制约。此外房企到位资金同比降幅收窄，环比回升明显，反映房企现金流压力有一定程度的缓解。该行看好重点城市区域市场的量价回升，以及在对应区域拥有储备或新获取资源的房企的估值修复，同时业绩与现金流稳健的物管公司亦有望受益于市场止跌回稳。
