【这些城市房价上涨 南京又是第一】金十数据3月17日讯，今日，国家统计局发布2025年2月70个大中城市商品住宅销售价格变动情况。上海房价一直在上涨，南京、成都连续4个月上涨，深圳连续5个月上涨，且涨幅由0.2%扩大到0.4%，合肥则由下跌转为上涨0.2%。重点城市止跌回稳的趋势更加明显。上海易居房地产研究院副院长严跃进严跃进认为，南京市场最值得关注。南京连续3个月新房价格涨幅第一，充分说明部分重点二线城市在经过楼市深度调整后，已进入到持续向好的发展阶段，对于其他城市具有非常好的示范效应。广东省城乡规划院住房政策研究中心首席研究员李宇嘉分析称，深圳、成都等城市前期流入人口多，同时，前期房价在高位徘徊制约购买力释放，近几年房价回调导致观望，导致积累的刚需庞大。此外，这些城市常住人口规模大，老市民的改善潜力也很大。近年来政策积极降低门槛、降低成本，对刚需和改善需求的释放效应比较明显。
