金吾财讯 | 贝壳(02423)股价走弱，截至发稿，跌8.04%，报61.8港元，成交额5.5亿港元。消息面上，贝壳公布，截至2024年12月31日止年度，净利润为40.65亿元（人民币，下同），同比减少30.91%，每股基本净收益1.19元，去年同期为1.67元。派息每股0.12美元或每股美国存托股份0.36美元。期内，净收入为934.57亿元，同比增加20.16%。主要由于新房业务净收入的增加及家装家居和房屋租赁业务的扩张。
至于第四季度，归属公司普通股股东的净利润5.7亿元，同比减少14.88%。第四季度实现净收入总额311.25亿元人民币，同比增加54.05%。
值得注意的是，第四季度营业成本增加59.1%至240亿元，其中外部分佣贝联经纪人和其他销售渠道佣金的营业成本增加71.7%至87亿元；内部佣金及薪酬的营业成本增加64.8%至65亿元。
2024年第四季度毛利率为23.0%，同比下滑2.5个百分点，主要由于a）固定薪酬成本占存量房业务的净收入的比例提高，致使存量房业务的贡献利润率下降，及b）新兴业务及其他的贡献利润率下降。
