【厦门涉宅用地今年首拍：5宗地块成交额74.7亿元，中国海外发展3.49亿元竞得同安区宅地】金十数据3月21日讯，3月21日，福建省厦门市举行2025年度首场商住用地拍卖活动，5宗涉宅用地全部成交，成交总价74.7亿元，成交土地总面积15.23万平方米，总计价建筑面积33.57万平方米。值得注意的是，此次供应的地块区位都较为优越，分布于思明开元片区、湖里后埔片区、海沧新阳片区、同安西柯片区和祥和片区。本次成交地块的竞得人除了厦门本地国企，还包括绿城管理控股（09979.HK）和中国海外发展（00688.HK）两个非本地国企。本次出让地块中，唯一溢价成交的是编号为2025P04的思明区03-05开元片区厦禾路与将军祠路交叉口西南侧（2-2地块），该地块由厦门贸禧房地产开发有限公司以32.55亿元的总价竞得，溢价率9.23%，成交楼板价为52542元/平方米（住宅）。
