智通财经APP获悉，瑞银发布研报称，领展房产基金(00823)旗下香港租户销售可能在2026/27财年见底，该行调查以及对深圳和香港零售物业供应的分析，加上DFI零售集团的业绩评论显示，北向消费趋势正在稳定。该行将领展目标价由37.4港元升至41港元，评级由“中性”升至“买入”。
该行预测领展香港租户销售增长将在2026/2027财年转正，增长1至2%，此前2025财年预计下降3%。结合香港政府计划审查交通违规固定罚款后停车场收入加速增长，预测领展的每单位分派跌势将在2026财年后企稳。另外，将房地产信托基金(REITs)纳入沪深港通的潜在推出可能带来正面影响。
