建发国际集团2024年归母净利润约48亿元，降幅4.6%
3月27日，建发国际集团（01908）发布截至2024年12月31日止年度的业绩公告。财务摘要显示，集团实现归属本公司股东的累计合同销售金额约为1033.6亿元，与上一财年相比减少约346亿元，降幅为25.1%；累计合同销售建筑面积约为505万平方米，减少约162万平方米，降幅为24.3%。尽管销售金额和建筑面积均有所下降，集团总收益却实现了约1429.9亿元的增长，增幅为6.4%。其中，物业开发业务收益约为1386.2亿元，增幅为6.5%。
在利润方面，归属本公司股东的应占利润约为48亿元，同比减少约2.31亿元，降幅为4.6%。基本每股盈利为2.38元。管理层讨论指出，市场环境依然严峻，整体房地产业面临挑战，客户的消费信心和需求结构正在发生变化。尽管销售和合同金额下降，集团在物料成本和毛利率方面有所改善，毛利率从11.1%上升至13.3%，主要得益于高毛利项目的交付。
业务分部方面，物业开发依然是主要收入来源，物业管理及其他相关服务的收入有所上升，达到4363万元，增幅为1.5%。整体来看，尽管面临市场压力，集团通过优化产品和提升服务质量，努力保持竞争力并寻求新发展机会。
