由华懋集团及港铁(00066.HK) 合作发展的何文田站上盖项目“瑜一-天海”，今日(27日)公布更新4E号价单，及推出全新5号价单，合共87伙，其中48伙两房单位为项目首次推出的户型。美联物业住宅部首席执行官布少明表示，项目地段优越，具现楼优势，并且包括首度推出的两房户，入场费更吸引，料新一轮销售可即日沽清，估计客源以用家主导，约占七成。此外，项目坐拥港铁上盖的交通优势，估计租务需求殷切及升值潜力不俗。
布少明表示，是次“瑜一．天海”新一轮以现楼推售，项目具传统豪宅区与港铁上盖的双重地段优势，尽享繁华便利，同时位处优质名校网区，故吸引不少家长客垂青，预期项目用家为主导，占比约七成。他估计，项目凭借地段及交通便利优势，租务潜力优厚，呎租有望达70至80元水平，租金回报率约3.5厘，相信对投资者具一定吸引力。由于项目质素出众，加上现楼优势，亦吸引内地买家青睐，估计占整体客源约四成。
布少明称，近期多个新盘热销，刺激市场购买力持续释放。另外，发展商持续以具吸引力价格推售新盘，进一步刺激市民入市意欲，预料4月份整体楼市气氛持续向好，一手成交量有望保持约2,500宗水平，二手市场交投亦估计可录近4,000宗水平。(ad/da)(港股报价延迟最少十五分钟。沽空资料截至 2025-03-27 12:25。)
