内房股集体走高 新城发展(01030)涨3.41% 机构指地产短期成交仍延续改善

金吾财讯 | 内房股集体走高,新城发展(01030)涨3.41%,碧桂园(02007)涨3.26%,金辉控股(09993)涨3.21%,华润置地(01109)涨3.14%,万科企业(02202)涨2.85%,建发国际集团(01908)涨2.54%,融创中国(01918)涨2.53%,旭辉控股集团(00884)涨2.00%,中国海外发展(00688)涨1.99%,龙湖集团(00960)涨1.97%华泰证券表示,今年“春节”假期后重点城市房屋成交明显修复,尤其二手房市场。二手房呈现“哑铃型”的需求结构特征,即购房者更加追求“改善”,同时注重“性价比”。该行认为“哑铃型”需求结构是当前购房需求的真实体现,反映“止跌回稳”效果初现。但后续仍需关注房价修复进展,去年三季度以来房价修复取得一定成果,但2月一线城市房价环比下降反映目前房价止跌回稳的根基尚不稳定,后续需要关注是否再有增量政策助力“止跌回稳”目标的达成。平安证券表示,短中期逻辑未发生变化,看好库存结构优、拿地能力强、产品力强的房企。短期成交仍延续改善,同时市场逐步验证该行年度策略等报告提出的“好产品”与“一二线核心区域”率先止跌回稳的判断,而随着越来越多“好房子”企稳有望形成价格锚,最终带来整体楼市逐步企稳。中期来看,未来若真正出现"安全、舒适、绿色、智慧"的“好房子”,或将催生新一轮改善型需求释放。同时当前楼市量价较2021年高点已明显回落,短期楼市或已步入筑底修复期。产品迭代叠加周期底部或蕴含新一轮发展机遇,历史包袱轻、库存结构优、产品力强的房企有望率先受益。
