智通财经APP讯，优然牧业(09858)发布公告，于2024年9月2日，内蒙优然(作为承租方)与咸阳仲山牧(作为出租方)就租赁资产订立租赁协议。租赁协议项下初始期限的租金总额最高约为人民币6.4亿元(含税)。
租赁资产位于中国陕西省咸阳市淳化县铁王镇的万头奶牛新型农牧产业综合示范牧场项目场所内的土地使用权，以及上述场所内的所有不动产、附属设施、饲养区及各类牛舍、设备、生产车辆、沼气设施、供电及电网设施以及其它配套设施
租期为20年(“初始期限”)，自订约方验收交付完成且书面签字确认移交资产完毕之后，内蒙优然对资产运营调试68日的次日起算。惟倘资产的基础设施及设备正常运行，我们将继续租赁资产并于初始期限届满后重续租赁。重续的期限为五年。
集团根据租赁协议确认的使用权资产价值约为人民币5亿元，其为租赁协议项下整个租期内租赁付款及流转费付款根据国际财务报告准则第16号(租赁)使用增量借款利率贴现的现值。使用权资产价值的任何调整将以咸阳市审计部门的决算审计及实际测量的土地流转面积等为准。
