公告称，收益减少乃由于本集团进一步提升物业经营市场化水平，降低对房地产业务的依赖，因此非业主增值服务收入降低;本集团果断从长年亏损及与本集团服务质量不相符的项目中退场，项目在管建筑面积减少，令物业管理服务所得收入有所降低;随着项目退场，本集团提供的社区增值服务范围有所降低;及24年保租房及个人房源大规模入市，公寓租赁市场竞争激励，公寓经营及管理服务收入相应降低。
