【南京全面取消住房限售政策，专家：有助于巩固房地产市场“止跌回稳”势头】金十数据3月31日讯，3月31日，南京市举行进一步促进房地产市场平稳健康发展有关政策新闻发布会。自2025年3月31日起，南京全市范围内取消限售，商品住房在取得不动产权登记证书后即可上市交易，有效满足居民各类住房置换需求。上海易居房地产研究院副院长严跃进认为，南京住房限售政策取消，充分说明各地积极落实“因城施策调减限制性措施”的政策精神，亦说明二季度购房相关政策将持续宽松，为房地产市场向好发展创造更好的环境和条件。在严跃进看来，商品住房上市交易不再受到时间或其他条件限制，将极大地提高房屋交易市场的流动性。一是有助于减少房东房屋持有的成本，促使房屋流动性增强；二是有助于促进房东更好地换房，本质上有助于改善型购房需求的释放。
