中国海外发展(00688.HK) 公布截至去年12月底止全年业绩，纯利156.36亿元人民币(下同)，按年跌38.9%；每股盈利1.43元。剔除税后投资物业重估增值及汇兑净损益等影响后，核心纯利录157.2亿元。派末期息30港仙(上年同期派45港仙)，连同中期股息30港仙，全年共派60港仙。
全年收入为1,851.54亿元，按年跌8.6%。年内集团系列公司实现合约物业销售额3,106.9亿元，按年增长0.3%，相应销售面积为1,149万平方米，下降 14%。
年内集团于中国内地12个城市新增22幅土地，新增土地储备总建筑面积416万平方米，权益建筑面积389万平方米，总地价806.1亿元，权益地价696.3亿元。
截至2024年12月31日止，中海外总借贷合共2,415.6亿元，资产负债率为55.8%，净借贷比率为29.2%，平均融资成本为3.1%。中海外表示，已提早偿还2027年11月到期的俱乐部贷款121.1亿港元，净偿还债务175.5亿元，有效优化债务结构，人民币债务占比提升至82.3%。(gc/u)(港股报价延迟最少十五分钟。沽空资料截至 2025-03-28 16:25。)
