中国海外发展2024年净利润156.4亿元
3月31日，中国海外发展（00688）发布截至2024年12月31日止年度的业绩公告。财务摘要显示，公司合约物业销售额上升0.3%至3106.9亿元，然而应销售面积为1149万平方米，同比下降14%。整体收入为1851.5亿元，商业物业收入同比上升12.1%，达71.3亿元。公司归母净利润为156.4亿元，剔除税后投资物业重估增值及汇兑净损益等影响后的核心归母净利润为157.2亿元，每股基本盈利为1.43元。
管理层讨论与分析部分提到，尽管市场持续低迷，销售回款仍保持稳定，特别是在北京、上海、广州及深圳等一线城市。公司在这些城市的销售回款均超过100亿元，其中上海超过400亿元，北京超过200亿元。新获取的土地储备方面，公司在中国内地12个城市新增22幅土地，新增土地储备总建筑面积为416万平方米，总地价为806.1亿元。财务状况方面，公司的净借贷比率为29.2%，平均融资成本为3.1%，继续保持在行业最低区间。
在业务分部方面，房地产开发业务收入为1747.2亿元，商业物业收入同比上升12.1%至71.3亿元。其他业务的外部收入为33.1亿元，其中物资采购和供应链管理服务外部收入为26.9亿元，同比上升3.9%。整体来看，公司在面对市场挑战时，仍保持稳健的财务和运营表现，展现出较强的市场适应能力和成长潜力。
