智通财经APP获悉，新城发展(01030)跌超6%，截至发稿，跌6.6%，报1.98港元，成交额6391.56万港元。
消息面上，新城发展发布2024年度业绩，持续经营业务营业额892.27亿元(人民币，下同)，同比减少25.31%；股东应占溢利4.91亿元，同比减少44.12%。美银证券表示，估计新城发展去年租赁收入贡献超过20亿元人民币的核心利润，房地产开发业务料录净亏损15亿元人民币，展望新城将转型为以商业地产营运为主业、房地产销售业务为副的企业，相信在旧有的房地产开发项目基本完成后，2027年以后盈利可达20亿元人民币，相应上调2025至2027年盈利预测。
不过，美银证券指出，该公司的流动性近期仍存在不确定性。截至2024年底公司现金水平为106亿元人民币，而2025年债券到期规模为80亿元人民币，新增经营性贷款是新城能否偿还现有到期债务的关键，重申“中性”评级，目标价由2.35港元下调至2.2港元。
