智通财经APP获悉，美银证券发布研报称，估计新城发展(01030)去年租赁收入贡献超过20亿元人民币的核心利润，房地产开发业务料录净亏损15亿元人民币，展望新城将转型为以商业地产营运为主业、房地产销售业务为副的企业，相信在旧有的房地产开发项目基本完成后，2027年以后盈利可达20亿元人民币，相应上调2025至2027年盈利预测，重申“中性”评级，目标价由2.35港元下调至2.2港元。
