中指研究院发表最新报告,根据中国房地产指数系统百城价格指数对全国100个城市新建、二手住宅销售市场及50个城市租赁市场的调查数据显示,3月百城新建住宅均价每平方米为16,740元人民币(下同),受优质改善项目入市带动,按月上涨0.17%,按年上涨2.63%。
二手房方面,3月重点城市二手房市场保持较高活跃度,百城二手住宅均价每平方米为13,988元,按月下跌0.59%,跌幅有所扩大,按年下跌7.29%。
今年首季,百城二手住宅均价累计下跌1.51%,跌幅较去年四季度收窄0.18个百分点。
租赁住宅方面,重点城市住房租赁需求在节后集中释放后逐步趋稳,3月50个城市住宅平均月租每平方米为35.3元,按月微跌0.05%,按年下跌3.4%。
整体来看,随着各项政策加快落实,叠加高品质项目供给增加,预计第二季度核心城市成交量将继续修复,一线及核心二线城市市场有望率先“止跌回稳”,但不同城市及城市内部板块之间分化行情或将延续。

报告还指,开年以来,在房企补仓意愿增强及各地政府加快优质地块供应带动下,北京、上海、杭州及成都等核心城市土拍升温明显,3月北京、杭州及成都均刷新城市地价单价纪录,其中成都及杭州两度刷新地价纪录,土拍市场的回暖也有助于稳定房价预期。(ta/da)
