智通财经APP获悉，高盛发布研报称，万国数据-SW(09698)的首只公开房地产投资信托基金(REIT)发行申请于3月26日获中国证监会批准，此前已获国家发展和改革委员会批准。根据REIT基金招股说明书，2025年预估税息折旧及摊销前利润为1.39亿元人民币，企业价值为21.95亿元人民币，隐含的2025年企业价值/税息折旧及摊销前利润倍数为15.8倍。相比之下，按当前市值计算，万国数据中国业务2025年的企业价值/税息折旧及摊销前利润倍数约为11倍;公司预计该REIT在2025年的分派收益率为5.5%，12个月目标价为38.30港元。
此外，3月26-27日，该行与万国数据的首席财务官、投资者关系总监以及投资者进行了线上和上海线下会议。会议要点如下：1.人工智能、公有云及互联网领域的需求呈现积极态势;2.公司在一线城市拥有900兆瓦的可开发容量，配备电力指标和土地，可满足人工智能推理需求;3.资产证券化进展，包括资产支持证券(ABS)和C-REIT;4.戴云新能源的订单、入驻情况、竞争优势及融资前景。
