智通财经APP获悉,香港土地注册处发表2025年3月份统计数字,世邦魏理仕香港估值及咨询服务部执行董事郭伟恩表示,经过圣诞节和农历新年假期的季节性调整,交易量已从过去三个月的低位回升。该行预计,2025年售价低于400万港元的单位将占据约30%成交,恢复至2016年的水准(31.1%的成交)。
香港土地注册处公布,今年3月住宅楼宇买卖合约(不包括居者有其屋、私人机构参建居屋、租者置其屋等计划下的住宅买卖,除非有关单位转售限制期届满并已补偿差价)总值388亿港元,按年升29.1%、按月升68.7%。
郭伟恩指,政府将价值400万港元以下的住宅单位印花税由原本1.5%税率减至只需支付100港元印花税。这项措施开始刺激楼价低于400万港港元的置业需求。
在3月份,400万港元及以下物业成交量较去年同期增加68.8%(按月增加32.9%)至1534单位。随着发展商推出更多低于400万港元的单位,一手成交正逐步占据市场份额。
郭伟恩预计,这趋势将在未来几个月持续下去。2024年,价值低于400万港元的单位占私人住宅物业交易总额的25%。
