智通财经APP获悉,内房股逆市上扬,截至发稿,融创中国(01918)涨5.37%,报1.57港元;中国金茂(00817)涨4%,报1.3港元;世茂集团(00813)涨3.57%,报0.87港元;富力地产(02777)涨2.91%,报1.06港元。
消息面上,克而瑞地产研究发文称,3月土地市场点状火热,核心城市土拍持续回暖。平均溢价率为17.1%,较上月全月提升了约6个百分点。北京、上海、杭州、苏州、成都等多地均有高总价高溢价地块成交。在本月成交金额TOP10城市中,有6个城市平均溢价率超过10%,其中杭州、苏州平均溢价率更是分别高达42%和38%。得益于京沪杭蓉等城市土拍楼板价创新高、土地市场热度维持,以及需求侧信心的持续提振,2025年土地市场竞拍信心持续高位。
华泰证券发布研报称,2025年3月,百强房企(公司可比口径)单月销售金额环比增长62.6%,在核心城市集中放量带动下,环比增长显著;同比下降12.7%,增速较2月回落21.1个百分点;1—3月累计销售金额同比下降4.4%,降幅较前两月小幅收窄0.1个百分点。从前瞻指标来看,3月整体带看量与二手中介门店成交量环比均有所上升,市场活跃度保持在相对高位。3月中腰部房企修复节奏相对滞后,行业分化趋势延续,行业集中度有所提升。
该行续指,3月1—30日,44城新房、22城二手房成交面积同比分别下降2.0%和增长33.5%,环比分别增长50.3%、57.3%,显示当前销售市场热度延续,市场仍在“止跌回稳”路上。看好重点城市区域市场的量价回升,以及在对应区域拥有储备或新获取资源的房企的估值修复,同时业绩与现金流稳健的物管公司亦有望受益于市场止跌回稳。
