路透北京4月1日 - 中国房地产研究机构--中指研究院报告显示,优质项目入市带动百城新房价格环比小幅上涨,但二手房环比继续下跌且跌幅扩大。
中指院官方微信刊登报告显示,3月百城二手住宅均价为13,988元人民币/平方米,环比下跌0.59%,跌幅有所扩大,同比下跌7.29%。新建住宅均价为16,740元/平方米,受优质改善项目入市带动,环比上涨0.17%,同比上涨2.63%。
二手住宅方面,3月,一线城市房价相对平稳,二手住宅价格环比下跌0.30%,二线城市二手住宅价格环比下跌0.70%,梯队内成都房价现筑底企稳态势,二手房价格已连续五个月环比上涨;三四线城市二手住宅价格环比下跌0.59%。
“预计二季度核心城市成交量将继续修复,一线及核心二线城市市场有望率先‘止跌回稳’,但不同城市及城市内部板块之间分化行情或将延续。”报告称。
中指院另一份1-3月房企销售排行榜显示,销售额前三名是保利发展600048.SS、绿城中国3900.HK、华润置地1109.HK;销售面积前三名是保利发展、万科000002.SZ, 2202.HK、中海地产。(完)
