克而瑞研究中心新房周报数据显示，2025年第14周（3.31-4.6，下同）成交指数环比转跌：一线指数环比下降48.35点至84.10，二线成交指数环比下降40.20点至42.07，三四线成交指数环比下降54.97点至74.09。第14周，重点监测城市开盘去化率为43%，环比上周稳中增6pcts,延续高位波动，本周房企推盘积极性小幅回落，共计44盘入市，其中上海、杭州、广州、南京入市楼盘个数均超5个，其余北京、成都、合肥、宁波、厦门、深圳、苏州、天津、长沙等本周开盘项目个数均在1-3个不等。新房成交面积30城第14周环比降38%，4月累计同比持平去年。
另外，58安居客研究院数据显示，3月，上海二手房挂牌均价为50155元/平方米，环比上月下跌1.7%。其中，静安区挂牌均价为80264元/平方米，环比上涨4.0%。
