克而瑞研究中心新房周报数据显示,2025年第14周(3.31-4.6,下同)成交指数环比转跌:一线指数环比下降48.35点至84.10,二线成交指数环比下降40.20点至42.07,三四线成交指数环比下降54.97点至74.09。第14周,重点监测城市开盘去化率为43%,环比上周稳中增6pcts,延续高位波动,本周房企推盘积极性小幅回落,共计44盘入市,其中上海、杭州、广州、南京入市楼盘个数均超5个,其余北京、成都、合肥、宁波、厦门、深圳、苏州、天津、长沙等本周开盘项目个数均在1-3个不等。新房成交面积30城第14周环比降38%,4月累计同比持平去年。
另外,58安居客研究院数据显示,3月,上海二手房挂牌均价为50155元/平方米,环比上月下跌1.7%。其中,静安区挂牌均价为80264元/平方米,环比上涨4.0%。
