金吾财讯 | 内房股全线飘红，融创中国(01918)涨14.07%，融信中国(03301)涨8.59%，旭辉控股集团(00884)涨7.62%，新城发展(01030)涨7.26%，世茂集团(00813)涨7.14%，中梁控股(02772)涨6.41%。上海易居房地产研究院发布的最新数据显示，一季度，全国50城新房成交面积为3229万平方米，同比增长3%，其中，深圳新房成交面积同比增长69%，在22个一二线重点城市中表现最强。3月份，全国50城新房交易数据明显拉升，环比增速超过90%，楼市“小阳春”成色明显，为一季度楼市向好发展创造了较好的基础。对于一季度新房交易同比由跌转涨的原因，上海易居房地产研究院副院长严跃进认为，一方面，这说明新房交易的各项政策效应积极释放，包括首付比例下调、房贷利率下降、税费政策优惠等政策，正实实在在降低购房门槛和购房成本，促进止跌回稳目标积极见效。另一方面，这也说明新房交易市场进入到筑底反弹的新阶段，为今年二季度房地产市场向好发展提供了更好的基础。中泰证券研报指出，2025年第一季度土地市场缩量上涨：虽然推出建面同比下降，但是土地出让金同比增速回正，溢价率大幅回升。从城市能级来看，不同能级城市在土地出让金增速和溢价率方面表现差异较大，土地市场出现K型复苏。投资方面，当前房地产销售市场与土地市场都处于复苏期，政策环境持续发力，也为近年来最宽松的时候，预计板块的估值会随着政策呵护持续修复，建议关注业绩稳健且安全度较高的龙头房企。
