瑞银:香港特区政府对房地产行业政策反应相对有限 较看好内地发展商

智通财经APP获悉,瑞银发布研报称,据中国房地产经纪透露,成都、杭州、重庆、济南和郑州等较受国内经济影响的城市,需求相对稳定,但买家对潜在的降息敏感,并等待潜在的政策刺激。整体而言,该行看好内地发展商多于香港发展商,原因在于政策反应较多,及内地核心一二线城市的存货量较香港低。

在政策应对方面,瑞银预期,内地政府或会加快库存或闲置土地回购计划,并通过发行地方政府特别债券来进行城中村改造。此外,该行预计政策利率将下调30至40个基点。对于香港楼市,瑞银表示,买家持观望态度,而在市场不明朗的背景下,发展商已放缓推出新盘。与内地相比,由于大部分政策均已放宽,香港特区政府对房地产行业的政策反应相对有限,加上近期库存偏高,因此料仍需一段时间去库存。
