智通财经APP获悉，瑞银发布研报称，据中国房地产经纪透露，成都、杭州、重庆、济南和郑州等较受国内经济影响的城市，需求相对稳定，但买家对潜在的降息敏感，并等待潜在的政策刺激。整体而言，该行看好内地发展商多于香港发展商，原因在于政策反应较多，及内地核心一二线城市的存货量较香港低。
在政策应对方面，瑞银预期，内地政府或会加快库存或闲置土地回购计划，并通过发行地方政府特别债券来进行城中村改造。此外，该行预计政策利率将下调30至40个基点。对于香港楼市，瑞银表示，买家持观望态度，而在市场不明朗的背景下，发展商已放缓推出新盘。与内地相比，由于大部分政策均已放宽，香港特区政府对房地产行业的政策反应相对有限，加上近期库存偏高，因此料仍需一段时间去库存。
