由希慎(00014.HK) 及香港兴业(00480.HK) 发展的大埔露辉路半山低密度豪宅“林海山城”，上日(16日)首度开放两个全新现楼经布置单位。
希慎兴业写字楼业务及住宅业务总监叶慕贞称，林海山城具有传统豪宅大户典范，配合四周大自然美景，项目特别委聘知名设计团队OVO设计两个全新现楼经布置示范单位，设计师分别以“海洋宁谧之美”及“高球爱好者之家”为题，善用单位室内布局和户外优美景致，打造展现寓居山城之超然境界。
香港兴业业务拓展及市务高级总经理林红称，政府自去年撤辣后投资气氛明显升温，美国减息步伐虽有可能放慢，惟减息周期大势未变，业主在利息上的支出减低。投资客及换楼客相信会率先入市，市场流动性提升。项目早前录得多宗成交，其中第18座5楼A室顶层特色户以9,800万元售出，为项目特色单位成交纪录新高，实用面积为3,760平方呎，呎价逾2.6万元；另一顶层特色户第6座5楼B室为经布置单位以逾5,700万售出，实用面积为2,259平方呎，呎价逾2.5万元。相信年度息口仍有机会下调，加上优质豪宅于市场需求仍然强大，故发展商对销情充满信心，相信陆续会有更多成交。(da/u)(港股报价延迟最少十五分钟。沽空资料截至 2025-04-16 16:25。)
