【仲量联行:维持今年香港中小型住宅及豪宅价格跌约5%预测】金十数据4月24日讯,仲量联行发表《2025年第一季市场概览》报告,今年首季香港中小型住宅资本价格基本持平,按季仅略跌0.1%。一手住宅交投为3897宗,二手市场成交量为8296宗,整体住宅交投量按季减少19.2%,按年则上升24.1%。不过,政府已将100港元名义印花税的适用门槛,由物业价值300万港元上调至400万港元。此举可望刺激低价住宅需求,并为3月份楼价带来支撑。仲量联行香港主席曾焕平表示,美国关税政策及中美贸易战持续变化,其全面影响仍有待观察,毕竟相关经济效应需时显现,且整体局势尚未明朗。但此形势有可能触发人民币贬值趋势,或将吸引内地资金流入香港住宅市场。仲量联行维持原先的市场预测,预计今年中小型住宅及豪宅的资本价格将下跌约5%。
