【上海新房新增11盘过会 高端改善项目价格持续突破】金十数据4月26日讯，4月26日，上海市房地产交易中心官网公示了新增的11个商品住房项目，总供应面积约22.5万平方米，合计1577套房源，覆盖浦东、黄浦、徐汇、杨浦、宝山、松江、金山和青浦8个辖区。此次过会项目以高端改善型产品为主，但也不乏刚需及郊区性价比房源。总体来看，高端改善型住宅价格仍在持续突破上限，刚需产品逐步“外围化”。 本轮最受瞩目的项目，徐汇滨江的绿城潮鸣东方，以19.5万元/平方米的备案均价刷新板块房价天花板，超越此前香港置地启元17.8万元/平方米的纪录，成为上海新房市场仅次于翠湖天地六期（21万元/平方米）的第二高价项目。该项目主推274-584平方米大平层及顶复户型，定位为滨江稀缺资产，据悉需要验资3000万元方可参观样板房。
