4月28日， 香港差饷物业估价署公布了3月份私人住宅楼价指数。世邦魏理仕香港估值及咨询服务部执行董事郭伟恩表示，楼价连跌四个月后跌幅收窄。3月楼价环比微跌0.5%。4月初全球贸易紧张局势及经济不确定性加剧，投资意欲受到负面影响。潜在买家采取观望态度，影响交易量及住宅价格。4月底情况逐步改善，更多成交重新浮现。

他指出，整体而言气氛可能导致未来几个月住宅价格轻微下跌，情况可能会在短期内持续下去，直到市场变得明朗。

至于租金指数方面，他指出，展望未来随着更多外来人口移居香港，预计住宅租金将持续上升。尤其是在暑假期间，会有新一轮需求来自非本地学生。此外，考虑到最近市况，买家可能会采取观望态度并选择暂时租住，或会进一步增加租赁需求。
