《大行》汇丰研究:港交所(00388.HK)购置永久总部物业影响投资收入 仍拥多重利好因素

汇丰环球研究发表报告指,港交所(00388.HK) 斥资63亿元,向香港置地的附属公司购置物业作永久总部。管理层表示,整个交易的资金可透过重新调配其外部投资组合来筹措。因此,香港交易所的投资收入可能会下降。假设外部投资组合的税前收益率为3至6%,该行预计港交所的净投资收入将下降2.17亿至4.34亿元,料最终影响其今年纯利1.4至2.8%。
该行指出,交易完成后,港交所的租金支出将会减少,但购入物业的折旧和摊销费用将会上升。由于对支出的影响轻微,而对净投资收入则有负面影响,因此认为交易对港交所的每股盈利及股息造成中度负面影响。

汇丰研究维持港交所的“买入”评级及目标价411元,考虑到日均交易量上升、IPO情况改善、成交速度提升,及其作为连接中国投资机会与国际投资者枢纽的长期战略地位,认为港交所拥有多重利好因素。(sl/w)(港股报价延迟最少十五分钟。沽空资料截至 2025-04-24 16:25。)
